In a strategic move to strengthen its development pipeline across Malaysia’s key growth corridors, Sunway Berhad (“Sunway” or “the Group”) has acquired three prime land parcels in Puchong and USJ 1, Selangor, and in Georgetown, Penang, for a total of RM179.8 million.
Collectively spanning close to nine acres, the sites carry a combined estimated gross development value (GDV) of over RM1 billion and are earmarked for mixed-use developments integrating residential, retail, and lifestyle components.
The acquisitions align with Sunway’s strategy to expand its footprint in high-demand urban centres and deliver well-connected, sustainable communities.
Puchong, Selangor.
Puchong, Selangor – Through its subsidiary Sunway Kiara Sdn Bhd, Sunway has entered into a Sale and Purchase Agreement (SPA) with Glomac Al-Batha Sdn Bhd to acquire a 6.77-acre leasehold parcel in Puchong, Selangor, for RM97.3 million (“Proposed Land Acquisition 1”).
Strategically located with direct access to the Damansara–Puchong Expressway (LDP) and Shah Alam Expressway (KESAS), the land is earmarked for a mixed-use development with an estimated GDV of RM770 million. The proposed project will feature serviced apartments integrated with neighbourhood retail components, designed to support a vibrant, sustainable urban lifestyle aligned
with evolving city-living trends. USJ 1, Selangor.
USJ 1, Selangor – Through its wholly-owned subsidiary Rich Worldclass Sdn Bhd, Sunway has entered into a SPA with Yong Poh Heong and Yong Mei Yen, in their capacity as administrators of the estate of the late Yong Peng Seng @ Yong Peng Sin, to acquire a 1.12-acre freehold parcel in USJ 1 for RM21 million (“Proposed Land Acquisition 2”).
The newly acquired parcel adjoins Sunway’s existing 2-acre freehold land in USJ 1, enabling the Group to consolidate over three acres of prime land directly adjacent to the South Quay–USJ 1 BRT Station. Located just minutes from Sunway City Kuala Lumpur — home to Sunway Pyramid, Sunway Medical Centre, and Sunway University — the enlarged footprint enjoys excellent
accessibility to a mature ecosystem of lifestyle, education, healthcare, and retail amenities.
The consolidation allows Sunway to plan a comprehensive, transit-oriented development that enhances liveability, connectivity and long-term community value.
Georgetown, Penang – Through its wholly-owned subsidiary Sunway Bintang Sdn Bhd, Sunway has entered into a SPA with Technisense Sdn Bhd to acquire a 1.05-acre freehold parcel along Jalan Pangkor, Georgetown, for RM61.451 million (“Proposed Land Acquisition 3”).
Located about 500 metres from the Gurney Bay seafront, the site offers excellent accessibility and connectivity to nearby landmarks including Gurney Plaza, Gurney Paragon Mall, and major medical facilities such as Island Hospital and Gleneagles Penang.
Its prime location within one of Penang’s most established districts makes it ideal for a mixed-use, tourism-oriented development catering to both residents and visitors. With an estimated GDV of approximately RM274 million, the proposed development will comprise serviced apartments and retail components, further strengthening Sunway’s growing presence in Penang’s urban landscape.
