Sunway Property Sets RM4.2 Billion Sales Target in 2026 as Regional Expansion Accelerates

Master Community Developer Sunway Property, the real estate arm of Sunway Group, has set a RM4.2 billion sales target for 2026, supported by a RM4.8 billion launch pipeline across Malaysia and key regional markets. The target builds on a record 2025 performance, where the developer surpassed its RM3.6 billion goal to achieve RM3.8 billion in total sales, continuing a steady growth trajectory from RM3.0 billion in 2024 and RM2.4 billion in 2023. The sustained momentum reflects buyer confidence, disciplined execution and resilient demand for well-located, master-planned developments offering long-term value.

As Malaysia enters a transformative phase driven by the 13th Malaysia Plan, major infrastructure investments and the Johor–Singapore Special Economic Zone (JS-SEZ), Sunway Property’s strategy is aligned with evolving homebuyer and investor expectations for connectivity, integrated living and value preservation. With RM9.5 billion in unbilled revenue as of 31 December 2025, the developer is well-positioned to deliver sustained growth through its Master Community Developer philosophy, Sunway Design & Development Architecture (SDDA) framework and Build–Own–Operate (BOO) model.

Market Insights Shaping Sunway Property’s 2026 Pipeline 
According to Knight Frank’s Malaysia Real Estate Highlights 2H 2025, residential properties accounted for 61.4% of nationwide transactions, with buyers prioritising quality, connectivity and long-term value amid a phase of selective optimism. Demand remains concentrated in well-located urban developments within the Klang Valley, while Johor is experiencing renewed cross-border interest driven by the JS-SEZ and RTS connectivity. Penang continues to attract technology-led investment.

This evolving buyer behaviour is reflected in Sunway Property’s regional digital engagement, with over 93% of corporate website traffic in 2025 originating from key local and international markets, including Singapore and China. These markets recorded sustained momentum across the year, with Singapore registering close to 40% audience growth and China demonstrating a marked late-year acceleration.
 
This digital interest has translated into purchases of Sunway Property developments, with international buyers increasing their share of total purchasers from around 6% in 2023 to 15% in 2025. Singapore remained the largest foreign buyer market, alongside growing participation from China, Taiwan and other regional and international markets, underscoring Sunway Property’s rising relevance among cross-border buyers and investors.

2026 Project Launches Across Malaysia and Key Regional Markets
In direct response to these market dynamics and guided by its SDDA pillars of Sustainability, Innovation, Health & Wellness and Lifestyle & New Experience, Sunway Property’s pipeline continues to cater to buyer priorities, reinforced by its BOO model which enables the ongoing stewardship of key assets within its developments. 
 
Johor: 
Within the 2,000-acre Sunway City Iskandar Puteri (SCIP), Sunway Property will introduce its second phase of Sunway Sakura, featuring landed semi-detached homes. This will be complemented by two additional residential developments — serviced apartments and linked semi-detached houses — alongside lifestyle components such as the Jeffrey Cheah Circuit and Sunway Puteri Hills, further strengthening the township’s integrated ecosystem. Recognising Sunway Property’s expertise as a Master Community Developer, SCIP was recently awarded a Platinum distinction at the Smart Township Malaysia Awards by PLANMalaysia and the Ministry of Local Government Development (KPKT), making it Malaysia’s first developer-led township to be accorded the Platinum distinction. At the Bukit Chagar Rapid Transit System (RTS) transit-oriented development (TOD) adjacent to the RTS station, Sunway Property plans to launch its first residential tower, strengthening its presence along the Johor–Singapore corridor.
 
Klang Valley: 
In 2026, Sunway Property is set to launch its second phase of Sunway Serene 2 and Tower C of Sunway Velocity 3 catering to family-oriented buyers and urban residents seeking highly connected locations. On top of that, the Jeffrey Cheah Performing Arts Centre at Sunway Square in Sunway City Kuala Lumpur is also scheduled for completion, further enhancing the township’s integrated lifestyle offering.

Penang & Ipoh: 
Sunway Property will introduce retail components and serviced apartments within its thriving master-planned Sunway Wellesley township in Penang. In Ipoh, Sunway Bayu marks the final landed residential phase in Sunway City Ipoh, while Sunway Ipoh Mall is targeted for completion in 2027, reinforcing the township’s maturity and long-term vibrancy.
 
International: 
In Singapore, Sunway Property will launch the Pinery Residences, a mixed development in 2026, following its acquisition of a mixed-use site at Tampines West in 2023. In China, the developer plans to introduce a new condominium block within Sunway Gardens, while a strategic re-entry into Cambodia is being evaluated as part of its measured regional expansion strategy.Advancing Transit-Oriented and Industrial Developments as Core Growth Pillars

Beyond these integrated townships and standalone developments, Sunway Property is accelerating its focus on TODs and industrial real estate in 2026. In 2025, the developer committed to two large-scale TOD investments — the RM4 billion Bukit Chagar RTS TOD in Johor and the RM2 billion Seremban Sentral TOD in Negeri Sembilan — reinforcing its strategy to develop high-density, mixed-use communities anchored on public transport infrastructure.
